One of the best ways to find local, reliable tradespeople is to ask your letting agent for some advice. They deal with hundreds of clients in the same boat and might be able to put you in touch with someone who can get the job done. Whether you’re in need of a painter, plumber, or landscape gardener, they’ll have the contacts - and could secure you a discounted rate.

There are a number of tradespeople websites where you can find local builders, plumbers, and electricians to work on your rental properties - Rated People and Checkatrade are amongst the most popular. One of the best things about these sites is that you can input your requirements and have tradespeople send you personalised quotes, saving you time.

Speak to locals

If you’re investing in a buy-to-let somewhere you’re unfamiliar with, speak to neighbours for their recommendations. The chances are that someone in the street has had their kitchen remodelled or a new boiler installed, and will happily let you know who they worked with. If you’re planning major works, like converting the attic into a bedroom or adding an extension to the property, you could even see similar projects in the flesh to get a feel for them.

Befriend fellow landlords

Getting to know other landlords and property investors in your local area is a sensible idea; though networking takes time and requires some effort, it can result in you making some great connections and opening up an endless font of knowledge and information. Depend on reviews

Before you shake anyone’s hand, check out your chosen tradesperson’s online presence to get a feel for their work and reputation. You can’t beat reviews from real customers - if it’s anything under four out of five stars, you might want to consider working with someone else. And if they don’t have an online presence or Google My Business account, why!? Nowadays it’s an essential part of being a tradie; question marks should be flashing above your head!
